Selecting a contractor to build or renovate your residential or commercial project is one of the most important decisions you will make. Since so many things can go wrong, you need an experienced contractor to help assure things will go smoothly, on schedule, with as few problems as possible. Below are some important topics to consider before selecting any contractor. And remember to think and ask any questions you may have.
Poor Choice:

* You know how you've envisioned your project, then many change orders increase your building cost.




* Not having permit(s) from the city causes delays.


* You thought materials were included in the contract but it wasn't.



* The work schedule is late, off schedule, and you don't know why.


* You thought you were supposed to pay once the job was completed?
Good Choice:

* As you describe your plans to the contractor he tells you of anything that doesn't work out properly and would need to be revised. The final revisions are included in your contract and no need for additional change orders or cost increase.

* The contractor knows what the city requires and you obtain the permit(s) quickly.

* Your contract with the contractor is detailed and tells you exactly what is and is not included - you get no surprises or additional costs.

* You have the cell phone number of the supervisor (who is on the site daily) - you know what is happening at all times.

* You and the contractor have worked out a fair payment schedule and it is clearly stated in your contract.
